Terms & Conditions
These terms explain the basis on which you may use our website and purchase goods from SJS Building Supplies Limited, whether you are buying for yourself, for a project or in the course of your trade or business.
Please read these Terms & Conditions carefully before ordering from us or using this website.
Nothing in these terms is intended to exclude or limit any rights which cannot lawfully be excluded, including the statutory rights of consumers.
Different or additional terms may apply to approved trade or credit accounts, quotations, special orders and individually negotiated contracts. Where separately agreed in writing, those specific terms will apply in addition to these website terms and will take priority where there is a conflict.

These Terms & Conditions apply to the use of the SJS Building Supplies website and to orders placed through it.

Orders and formation of a contract
Products displayed on the website are an invitation for customers to place an order and do not by themselves constitute acceptance of an order.
When you submit an order through our website, you are offering to purchase the goods shown in your basket at the price and on the terms displayed at checkout.
After an order is placed, we will normally send an automated acknowledgement confirming that the order has been received. This acknowledgement does not necessarily mean that we have accepted the order.
We may accept the order when we confirm that the goods are being prepared, dispatched or are ready for collection, depending on the circumstances.
We may decline or cancel an order before acceptance where, for example:
- the goods are unavailable;
- there is an obvious pricing or product-description error;
- payment cannot be authorised;
- we cannot deliver to the address provided;
- the quantity ordered is unavailable;
- we reasonably suspect fraud or misuse; or
- we are otherwise unable lawfully or reasonably to fulfil the order.
Where we cancel an order after payment has been taken, the relevant amount will be refunded.
Prices, VAT and errors
We take reasonable care to ensure that product prices and other information displayed on the website are accurate. Prices and promotions may change from time to time.
The price payable for an online order will be shown during the purchasing process and confirmed at checkout together with any applicable delivery charge and VAT.
Where prices are presented to consumers, applicable mandatory taxes and charges will be presented in accordance with applicable pricing law.
Where both VAT-exclusive and VAT-inclusive prices are shown for the benefit of trade customers, the total amount payable will be made clear before an order is submitted.
Pricing errors
Occasionally, despite our reasonable efforts, a product may be incorrectly priced or described.
If an obvious error is identified before the order is accepted, we may contact you to offer the goods at the correct price or cancel the affected item or order and refund any amount paid.
Payment
Online card payments are processed using Global Payments / Unified Payments.
Available payment methods will be shown at checkout and may change from time to time.
Where enabled, additional methods such as Apple Pay or Google Pay may also be available.
Payment authorisation may be subject to security checks, including 3D Secure or checks performed by your bank, card issuer or payment provider.
We are not responsible for a payment being declined by your bank, card issuer or payment provider.
Products, descriptions and availability
We make reasonable efforts to ensure that product descriptions, dimensions, specifications, photographs and other information are accurate.
Images are provided for general guidance and actual products may differ in appearance because of manufacturing changes, natural variation, screen display settings or supplier changes.
Product dimensions and quantities described as approximate, nominal or indicative should be treated accordingly.
All products are subject to availability. An item appearing on the website does not guarantee that the quantity requested is physically available at the time an order is processed.
If we cannot fulfil all or part of an order, we will contact you and may offer an alternative, partial fulfilment or refund as appropriate.
Natural materials and building products
Many building and landscaping products are manufactured or derived from natural materials and therefore may not be completely uniform.
Products such as natural stone, sandstone, paving, bricks, timber and aggregates may show normal variations in:
- colour and shade;
- texture;
- pattern and markings;
- dimensions and thickness;
- surface finish;
- moisture content;
- grain or natural characteristics.
Such natural variation is not necessarily a defect. Customers should check that the product is suitable for their intended project before installation.
Ordering quantities
For products involving cutting, breakage, colour blending
or installation waste, we recommend ordering an appropriate
additional quantity. For many paving, brick and block
projects, customers commonly allow approximately 10% extra,
although the amount required will depend on the individual
project.
Where products need to be colour or batch matched, we recommend purchasing the full quantity required at the same time. We cannot guarantee that subsequent batches will be identical.
Nothing in this section affects your rights where goods are genuinely faulty, damaged, not as described or otherwise fail to meet applicable statutory requirements.
Local delivery
SJS operates a local delivery service covering Stoke-on-Trent and selected surrounding postcode areas.
The delivery options and charge available to you are determined by the delivery postcode entered at checkout.
Current postcode coverage is shown on our Delivery Information page .
Delivery prices and coverage may be updated from time to time. The delivery option and charge confirmed at checkout will apply to your order.
Delivery dates
Any delivery date or time provided before dispatch is an estimate unless we have expressly agreed a fixed date in writing.
If a consumer order is not delivered within the period required by applicable law, or within another period expressly agreed with you, your statutory rights remain unaffected.
Access
You are responsible for providing an accurate delivery address and informing us of relevant access restrictions or other circumstances which may reasonably affect delivery.
If delivery cannot safely or reasonably be completed because of access, site or address issues which were not disclosed, we may contact you to rearrange delivery and may charge a reasonable additional delivery cost where legally permitted.
Collection from branch
Where offered at checkout, customers may select free collection from the SJS branch.

Please wait until your order is confirmed as ready for collection before making a special journey to the branch.
We may ask for the order number and reasonable proof that the person collecting is authorised to receive the goods.
Consumer cancellation rights
This section applies to consumers who purchase goods through our website or another applicable distance-selling method.
Subject to statutory exceptions, consumers generally have the right to cancel an online order without giving a reason during the statutory cancellation period.
For most goods, you should tell us that you wish to cancel within 14 days after receiving the goods. You then normally have a further 14 days to return the goods.
To cancel, contact us by email, telephone or another clear statement telling us that you wish to cancel.
Certain goods may be excluded from the statutory cancellation right, including goods made to your specification or clearly personalised, and other categories excluded by law.
Returning cancelled orders
Unless the goods are faulty, incorrect or we agree otherwise, you will normally be responsible for the direct cost of returning goods following a change-of-mind cancellation.
Building materials can be heavy, bulky and unsuitable for normal postal return. Please contact us before arranging a return so that we can discuss the practical return arrangements and any applicable collection cost.
Goods should be handled only to the extent reasonably necessary to establish their nature, characteristics and functioning. A lawful deduction may be made where the value of goods has been reduced through excessive handling.
Refunds after cancellation
Where a statutory cancellation right applies, refunds will be made in accordance with applicable law, normally using the original payment method.
Where required by law, the refund will include the cost of the standard delivery option. Additional amounts paid for an enhanced or more expensive delivery service may not be refundable beyond the standard delivery amount.
Faulty, damaged or incorrect goods
Please inspect goods as soon as reasonably practical following delivery or collection.
If goods arrive visibly damaged, incomplete or incorrect, please contact us promptly and, where possible, provide photographs showing the issue.
Early notification helps us investigate delivery damage and resolve problems quickly, but any requested notification timeframe does not remove statutory rights which you are legally entitled to exercise.
Consumers are entitled to the remedies provided by applicable consumer law where goods are faulty, not as described or not fit for their applicable purpose.
Installed or used materials
If you believe goods are damaged, incorrect or defective, please avoid installing, cutting, mixing or otherwise using them where reasonably possible until you have contacted us.
Using goods after an obvious issue has been identified may make it more difficult to assess the problem, although this does not remove rights which cannot legally be excluded.
Non-faulty returns
Outside any statutory consumer cancellation right, acceptance of non-faulty returns may be at our discretion and may depend on the condition and type of product.
We may be unable to accept discretionary returns of goods which have been opened, mixed, cut, specially ordered, personalised, contaminated, weather damaged or are no longer suitable for resale.
This may include certain bagged or powdered materials such as plaster, cement and levelling compounds once their condition or storage integrity can no longer reasonably be verified.
This discretionary-return policy does not limit statutory rights relating to faulty, damaged or misdescribed goods.
Please also see our Returns & Refunds Policy for further practical information.
Trade and business customers
SJS supplies both consumers and trade or business customers.
A website registration does not automatically create an approved SJS trade account or credit facility.
Trade and credit account applications are subject to review and approval by SJS.
Approved business customers may be subject to separate quotation, pricing, credit, payment or account terms agreed between SJS and that customer.
Where separate written business terms or agreed quotation terms conflict with these general website terms, the specifically agreed business terms will normally take priority in relation to that business transaction.
Consumer-only rights do not necessarily apply where goods are purchased wholly or mainly in the course of a trade, business, craft or profession.
Website accounts
You may be able to create an online customer account to manage addresses, view orders and use other account features.
You must provide accurate information and keep your account information reasonably up to date.
You are responsible for taking reasonable steps to keep your password and login details confidential.
If you believe someone has accessed your account without permission, please contact us promptly.
We may suspend or close an account where reasonably necessary to protect the website, investigate suspected misuse or comply with legal obligations.
Responsibility and liability
Nothing in these Terms & Conditions excludes or limits liability where it would be unlawful to do so.
In particular, nothing in these terms is intended to exclude liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or statutory consumer rights which cannot legally be restricted.
Project suitability and quantities
General guidance provided by SJS, including estimates of quantities or product suitability, is intended to assist customers but cannot take account of every site condition, installation method or project requirement.
Customers remain responsible for ensuring that the chosen products, quantities and installation methods are appropriate for their specific project, and should obtain suitably qualified professional advice where necessary.
Business losses
Where you are purchasing wholly in the course of business, our liability may be subject to additional limitations contained in any separately agreed trade, quotation or credit-account terms, to the extent permitted by law.
Use of this website
You may use this website for lawful personal or business purchasing and information purposes.
You must not:
- attempt to gain unauthorised access to the website, accounts or systems;
- knowingly introduce malware, viruses or harmful code;
- use the website for fraudulent or unlawful purposes;
- interfere with the normal operation or security of the site;
- impersonate another person or provide deliberately false information; or
- reproduce substantial website content for commercial use without permission where protected by intellectual property rights.
We may temporarily suspend access to all or part of the website for maintenance, security, technical or operational reasons.
Intellectual property
Unless otherwise stated, website content including branding, copy, graphics, photographs, layout and other material is owned by, licensed to or lawfully used by SJS Building Supplies Limited.
Product photographs, brands, logos and descriptions may also belong to manufacturers, suppliers or other rights holders.
Nothing on this website grants permission to reproduce, distribute or commercially exploit protected material except where permitted by law or with the permission of the relevant rights holder.
Privacy and cookies
Our collection and use of personal information is explained in our Privacy Policy .
The website may use cookies and similar technologies for necessary ecommerce functions and, where permitted by your choices, analytics or marketing purposes.
Events outside our reasonable control
We will not be responsible for delay or failure caused by circumstances genuinely outside our reasonable control, subject always to rights and responsibilities which cannot lawfully be excluded.
Such circumstances may include severe weather, transport disruption, supplier interruption, utility failure, major network or technology failure, fire, flood, industrial action or government restrictions.
Where an event affects an order, we will take reasonable steps to communicate with you and minimise disruption.
Changes to these terms
We may update these Terms & Conditions from time to time to reflect changes to our business, website, services or applicable law.
The terms applying to an order will normally be those in force when that order was placed, except where a change is required by law or otherwise lawfully agreed.
Severability and waiver
If any provision of these terms is found to be unlawful, invalid or unenforceable, that provision will be treated as modified or removed to the minimum extent necessary without affecting the remaining provisions.
A failure by either party to exercise a right immediately does not necessarily mean that right has been waived.
Governing law and jurisdiction
These Terms & Conditions and contracts formed through this website are governed by the laws of England and Wales.
If you are a consumer, nothing in these terms deprives you of mandatory protections or rights to bring proceedings available to you under applicable law.
Business customers agree that the courts of England and Wales will have jurisdiction in relation to disputes arising from these terms or website orders, unless otherwise agreed in writing.
Questions, cancellations and complaints
